Evidence-informed regeneration plans for non-central unplanned settlements, Jeddah
Client: Jeddah Development and Urban Regeneration Company, Project value: £420k. An extensive research to produce an evidence-based regeneration programme and detailed area action plans to regenerate nine major Unplanned Settlements in non-central areas of Jeddah. The project developed a systematic process and set of techniques to prepare a range of regeneration proposals that could be used to coordinate structure and implement improvements in the areas. Throughout the process we worked closely with the client to develop an evidence-based programme that could provide the basis for a long terms sustainable regeneration. Based on extensive analysis of urban structure and movement network, four implementation scenarios, ranging from minimal physical intervention to full redevelopment scenarios, were produces to provide full flexibility for creating change in these areas. An additional supplement to this project was the development of an additional design scenario on the assumption that the public sector has extremely limited funds. In this case a scenario was developed that could be tailored to the specific needs of each settlement, and which aimed to provide a short term improvement in living conditions to reach a minimum level. The key deliverables of the project included: final project report, extensive analysis of 9 unplanned settlements, a flexible and fully adaptable regeneration process, development and assessment of five regeneration and action plan scenarios for nine unplanned settlements – a total of 45 area action plans, phasing and implementation strategy, cost analysis and design guidelines.
